La problemática de los edificios que quedaron con sus construcciones detenidas durante la pandemia
La búsqueda de acortar plazos operacionales y de fabricación para cumplir con permisos son algunos de los problemas a los que se ven enfrentadas las constructoras.
Debido al estallido social y pandemia mundial, uno de los rubros más afectados ha sido el inmobiliario con bajas considerables en desempleo, postergación y detención absoluta de edificaciones, estas a la espera de reactivación. Estos últimos meses, varios proyectos inmobiliarios han retomado de forma paulatina sus actividades respetando las medidas de sanitización con sus trabajadores y buscando acelerar los procesos que habían quedado pendientes, para lograr llegar a tiempo a la fecha límite de cumplimientos de permisos.
Según datos de la Cámara Chilena de la Construcción (CChC) durante la cuarentena 778 proyectos habitacionales fueron paralizados a nivel nacional, siendo su mayoría de la Región Metropolitana y 31 regionales. A eso se le suma que dichas paralizaciones implicaron un costo total de US$47,6 millones a la semana.
Además, el catastro de CChC mostró que en cuanto a empleos afectados, las obras detenidas en Estación Central y Santiago concentran el mayor número, entre 42.312 y 48.126, respectivamente.
Por otro lado, la problemática no solo abarca lo anterior, sino también la delicada situación de los marcos legales que deben cumplir las constructoras para llegar a las metas de los plazos establecidos. Algunos de ellos tienen que ver con los aspectos operacionales y de fabricación, donde en varios casos necesitan que sus proveedores como los elementos hechos en el extranjero, puedan cumplir con el límite de tiempo que deben tener para salir con ganancias de los proyectos.
En este sentido, uno de los aspectos fundamentales es la fabricación y puesta en marcha de los ascensores en una edificación, el cual tiene un promedio de fabricación que bordea los 9 a 11 meses, siendo uno de los elementos que mayor plazo requiere. Nicolás Moreno, Profesional acreditado Minvu -primera categoría- y Gerente de EPSS Chile señala que “La columna vertebral de los edificios son los ascensores, muchos de ellos se fabrican en China y tienen plazos muy largos, los cuales no son para nada prometedores para aquellos que tienen el tiempo en contra” .
Por ello, la empresa EPSS CHILE en conjunto con su fábrica en China EPSS YIDA EXPRESS ELEVATOR han logrado tener la solución para acortar los plazos de fabricación de los ascensores para que muchas inmobiliarias cumplan con los plazos permitidos. “Tenemos plazos de fabricación y despacho marítimo que no pasan los 90 días, es decir, que la producción varía entre los 25 a 35 días en promedio sin importar la cantidad de paradas y ascensores. Más el despacho marítimo que bordea los 60 días más los trámites portuarios.
A esto se le suma que apuntamos a incluir nuevas tecnologías con ascensores que tienen velocidad hasta 8 mt/s 5.000 kg, purificadores de aire al interior de la cabina, y elementos preventivos contra el Covid-19” explica Nicolás Moreno.
Los expertos de EPSS CHILE las últimas semanas han llegado con embarques que bordean los 75 días entre fabricación y despacho, teniendo plazos que facilitan los tiempos de los edificios en construcción que apoya sin duda alguna los intereses de las inmobiliarias.
